Regular home cleaning, deep cleans, short-let turnovers and after-builders work — in English or Português.
A turnover is not a small clean. It is a full reset of a property on a deadline set by somebody else's flight, and every step has a failure mode that ends up in a written review. This is the order we work in.
The wash is the only part of the job that cannot be hurried, so it starts before anything else and everything else fits around the drum.
Every surface back to the photographs the guest booked from. That includes the things nobody notices until they are wrong: hangers facing the same way, the kettle emptied, the remote where it lives.
Coffee, paper, soap, bin bags, spare bulbs. Then a walk-through for the chipped glass, the missing towel and the stain that was not there yesterday — you get it with a photo on the day, not a mention three weeks later.
One line saying the flat is ready, with the time on it. On a bad day that message is what lets you delay a check-in by an hour instead of discovering the problem when the guest is already at the door.
The constraints here are physical and local, and they are the reason a changeover that is easy in a suburb of new-build flats goes badly wrong in Alfama. We price for the building, not the floor area.
Managed from abroad, these three get discovered in the wrong order and usually in August. We put them on the table at the start instead.
Either the property has three full sets and somebody launders them, or a service delivers clean sets and takes the dirty ones away. Both work, and we will tell you which is cheaper at your volume. What does not work is two sets and optimism, which fails the first time a guest spills red wine.
Anything broken, missing or stained reaches you on the day, in one place, with a photo and a date. Without that you cannot make a claim and you will not remember which guest it was, so we treat it as part of the job rather than a favour.
Late checkouts and early check-ins happen. We decide with you now whether the changeover is delayed, shortened, or charged differently — before it happens at 14:00 on a Saturday with your phone at eight per cent battery.
Standard practice in Lisbon is checkout at 10:00 or 11:00 and check-in from 15:00, which leaves four to five hours on paper. In practice the guest leaves late, the washing machine takes two hours, and the useful window is closer to three. We plan for that window rather than the one on the booking, because a plan that only works if everything runs on time is not a plan.
We do, because the person doing the changeover is the only one in a position to notice. We agree a fixed inventory per changeover — sets of bedding, towels, keys — and discrepancies reach you the same day, in one channel, with a photograph.
It stops being a changeover and becomes an extra job, which means extra time, extra cost and possibly a delayed check-in. You hear from us before that clock starts, not after. The version that goes wrong everywhere is a cleaner silently absorbing three extra hours and quietly deciding never to return; that is not an arrangement we will set up.
Yes, and above a certain number of changeovers it is usually cheaper as well as faster, because it takes the wash cycle off the critical path entirely. It needs enough sets in circulation and somebody to handle the exchange, so it is worth deciding with us at the start rather than in July.
Key boxes are common and workable; smart locks with per-guest codes are better where the building allows them. Whichever you choose, we need our own reliable access that does not depend on a guest having left a key somewhere, and you need one name to call when something goes wrong. That name is us.
Yes, provided it is arranged deliberately — and on longer bookings it is worth doing, since a fortnight without a clean is where a good review quietly becomes an average one. We price it separately and make sure the guest knows it is coming — nobody enjoys an unannounced key in the door.
How many changeovers a month, the typical window, and whether linen is washed in the flat. That is what we need to tell you honestly whether we can hold your schedule and what it costs.
Tell us the property, the window and the volume. We say straight away whether we can hold it.
